Residential Design
This is the traditional type of residential project and includes new dwellings and additions to existing houmes. Often the clients want a forever home or additions for a growing family. Unless the design is very unconventional, we can usually avoid using a structural engineer, which can save significant time and money. Meetings with the client would include site studies and discussions to determine all space needs.

Tenant Improvements
Tenant improvements are the customization of a rented space for a tenant. This is generally for retail or office spaces. All spaces have to meet fire and building codes, and these can change based on the specific use and the local jurisdiction. The complexity of the project is determined by the type of use and the condition of the existing space.

Accessory Dwelling UNITs (ADU)
Accessory dwellings are tiny homes that are considered "additions" by the code. There is no need for separate water, sewer, and electric connections to public utilities - they connect to the existing home. (Think of them as an addition that is not directly attached to the main house.) They are always located on the side or back of a home, and usually have to match the architectural style of the main house. They tend to be a maximum of 800 - 900 sf depending on the local jurisdiction. This is just just enough space for a two-bedroom dwelling with normal sized spaces.
Some jurisdictions allow cottage clusters, which are an entire lot of accessory dwellings, without a main house. They always require a courtyard, and function like small apartment complexes.

Commercial and industrial
Commercial and industrial architecture is often adding offices to factories - or small projects around large buildings. Sometimes commercial work is simply a tenant improvement

Site Analysis
If you have land or a building that you want to develop, it can often be overwhelming to determine the best use. Many areas have multiple overlapping codes that can include HOA, neighborhood, city, and county requirements - in addition to the normal building code. I can help you sort through these requirements and determine the best use of the land based on your requirements. Often this is a Due Diligence report, which takes the preferred options and designs them enough to allow for preliminary cost estimating to assist in financial considerations.
